The family moved out of the house for the duration of the build, and were living in Ireland for the duration, making it all the more important that we had great communication and we could trust what was going on. On both, Pat and his team were excellent. We were sent regular photo updates when anything important or interesting was underway – from down takings, through foundations, to construction, regular images and notes were shared with both me and the architect. For the first 11 weeks of the project there was no slippage in the timeline and when some suppliers let us down, Pat was honest about the impact.  Pat built a great working relationship with Tom, our architect, with whom he had never previously worked, and both were clearly intent on ensuring that quality and timelines were kept to as well as a great extension built.

Pat is honest and trustworthy, reliable, has a great work ethic and has a fantastic team that he works with. Our neighbours even said how nice all of the tradesmen were when they saw them and Pat and his team were always mindful to minimise the impact on them. We really feel like we struck gold with Tom (our Architect) and Pat. While the results speak for themselves, the effort and quality of workmanship to get here stand as a testament to that.

“Pat was recommended through a friend in the building trade for a significant extension to our home. He impressed upon meeting for the first time and clearly laid out his schedule and quotations.
It’s hard to get people these days who are so on the ball. Pat and his men were full of energy and enthusiasm from day one with a great work ethic. Each day that passed saw visible progress. Pat is a great communicator and would sometimes send me pictures during the day to show me significant events and at night an email would pop in to update me on what had happened that day and what was planned for the next. We would chat some mornings and his project management was impressive. Pat is also a problem solver. Many times during the build unforeseen problems, mainly to do with my 120 year old house, would crop up. We would talk it through and Pat would be very proactive in providing solutions. These were sometimes excellent and above what he was supposed to provide. He was punctual, tidy and considerate to neighbours who complimented him on such.
His subcontractors were courteous and efficient. Painter, plasterers, electricians, tilers, joiners, roofers and plumber were all great. I’m a stickler for detail but thankfully so is Pat. The finished build was delivered on time to the day and on budget. When my wife and I suggested could an additional downstairs toilet be ripped out and redone while he was there it was done quickly over a few days. The finished extension was beyond our expectations and we only have Pat to thank. Numerous friends, some in the building trade themselves, have been very impressed. It’s the quality and finish that runs through the whole project that impressed us. Pat takes great pride in his work.

After many years of design and planning, we finally took the plunge to extend our 1930s bungalow last summer, 2017. Pat O’Donnell came highly recommended through contacts we have in the housebuilding industry, and submitted a comprehensive and well set-out tender quote which we were happy to accept.

The works involved us moving out of the house and renting a flat nearby for six months, so Pat’s programme of 24 weeks to complete the contract was critical to allowing us to move back in before the lease expired.

The contract started on time and progressed immediately, with Pat and his team working diligently all through the autumn and winter months. Throughout the contract Pat was happy to discuss all aspect of the build, keeping us informed of any issues with the design and specification and always planning ahead for the next trade on site.

During the contract we got to know Pat’s in-house team and all his associated sub-contractors and suppliers, with whom he clearly has a good, long-standing working relationship.
All of the different trades took a real pride in their work and were happy to discuss and give advice on any construction issues when they arose. We were particularly pleased with the brickwork, which was the main external material of the extension, and was
crucial to get just right.

Work was completed bang on time, allowing us to get flooring and carpets fitted before moving back in. The whole process was remarkably stress-free, largely down to Pat’s hard work and expertise. We are all delighted with our new house, particularly our two
teenage boys, who now finally have their own bedrooms.
We consider ourselves fortunate to have had Pat build our extension, and would recommend him and his team to anyone looking to undertake a similar building project.

“We bought a run-down 1920s bungalow, requiring total renovation and bringing up to modern standards – insulation, electrics, plumbing etc. We also wanted to replace the substandard extension at the back and extend into the attic. In the event the back of the house was totally remodelled, the kitchen moved, a staircase built into the attic – which was opened out and made habitable, and a second toilet added.

Pat was recommended by our architect, and he and his team did a fantastic job. We have not been involved in anything like this before but Pat and his team discussed and developed our ideas with us and added many suggestions of their own. He had skilled workers from many different trades and was able to dovetail them in so that the work proceeded very efficiently. He was always available to discuss what was required and what was happening, and he took on without complaint many late requests that we hadn’t foreseen at the beginning. When we needed to choose fittings etc. he recommended and dealt with the suppliers.

Pat and his colleagues were all extremely pleasant. They were proud of their work and worked hard. We got on well with them all, as did our neighbours, who were potentially inconvenienced by the major building site next door.

Despite the complexities of the project, which extended over several months, Pat kept to the agreed budget. We now have a beautiful house, exactly as, or maybe better than, we had envisaged, and everything to a very high standard.
